Premico and Lujatalo agree on the construction of 78 affordable rental apartments in Espoo

Premico Asuntorahasto II Ky, specialized in rental housing investments and development, managed by Premico, and Lujatalo Oy have agreed on the construction of 78 affordable rental apartments in Olari, Espoo. The project is part of the Ministry of the Environment’s Plastic Roadmap 2.0 for construction, which will be implemented with a 10-year interest subsidy loan from the Housing Finance and Development Centre of Finland (ARA).

Premico’s managed housing funds own over 1400 rental apartments, primarily in the Helsinki metropolitan area. Premico Asuntorahasto II Ky, established in 2019, owns nearly 400 affordable rental apartments, with the goal of additionally constructing around 1300 new affordable rental apartments in Finland’s growth centers by the end of 2024. Premico’s objective is to support Finland’s goal of becoming the world’s first carbon-neutral country.

“Sustainability issues have become one of the most critical criteria guiding investor activities in the real estate market, and we aim to be at the forefront of this change,” says Samuel Tuomola, Investment Director of Premico Group.

“In the future, we will primarily carry out housing projects that emphasize responsibility, ecological aspects, and energy efficiency. We believe that our approach will guide the entire residential investment sector towards emphasizing environmental responsibility and will be the new normal in the near future,” emphasizes Tuomola.

The Ministry of the Environment’s Plastic Roadmap aims to reduce, avoid, recycle, and replace the use of plastic in construction. Premico, Lujatalo, Ara, the Ministry of the Environment, and Kuntarahoitus implemented Finland’s first residential building plastic roadmap project in Vantaa last year.

“The project sought answers to what influence financiers, clients, and developers have in promoting reduced plastic usage, as well as how the sorting of plastic waste works at construction sites and what measures could further improve it. The insights gained from the pilot project have been documented, and we are now implementing them in our upcoming project,” explains Markku Kainulainen, Project Director at Premico Consulting.
