The first BREEAM certification in Finland for a real estate fund represented by Premico

Asunto Oy Espoon Zeniitti has become the first residential apartment building in Finland to receive a BREEAM environmental certification at the Very Good level during the design phase. Premico Consulting, acting as the project management consultant, works on behalf of Morgan Stanley Real Estate Investing (MSREI), which is Morgan Stanley’s international real estate investment unit. Constructed by Lujatalo, the rental housing property consists of a single apartment building with 57 units located in the coastal area of Finnoo in Espoo, offering excellent transportation connections. Most of the apartments are studios and two-room apartments, with some family units included. The average size of the apartments is approximately 41 square meters. A distinctive feature in each apartment is the dedicated workspace for remote work. The property was ready for occupancy in September 2022.

Sweco conducted the environmental consulting and assessment for the project, including carbon footprint calculations, life cycle cost comparisons, and daylight assessments. The energy efficiency of the property, heated with district heating, is excellent, ranking at an E-value of 72 in the highest A-class category. The final BREEAM certification for the second phase will be sought after the completion of the property.

BREEAM rating is one of the most commonly used environmental assessment methods and sustainability rating systems in Europe’s construction industry. A certified property meets specific criteria for sustainable development and undergoes external auditing.
