Premico and Fira have agreed on the construction of a rental apartment building in Postipuisto, Helsinki

Premico Residential Fund III and construction service company Fira have agreed on the construction of a high-quality non-subsidised rental apartment building in Postipuisto, Helsinki. Fira will execute the As Oy Helsingin Postinkulku project on a turnkey basis as a design-build contract.

The 99-apartment complex to be built on Rullakkotori will be constructed to A-energy class standards and aims to achieve LEED Gold certification during the design and construction phases. The certification process will focus on the building’s energy efficiency, water consumption, and environmental friendliness.

The rental units will range from 22 square meter studios to 79.5 square meter two-story apartments. Additionally, the building will include two commercial spaces and a sauna facility on the top floor. The project will be part of a block complex built by Fira, in close proximity to the community building Postivarikko. Construction of the project will begin later this spring and is expected to be completed in summer 2025.

“The number of households continues to grow inevitably in the Helsinki metropolitan area, and more high-quality rental apartments will be needed in the coming years. Postipuisto is a new, modern district with good transport connections and nature nearby. “In a challenging market situation, also non-subsidised financed projects can move forward when the product, price, and quality meet. Now we have the opportunity to build quality rental apartments in a good location. This challenging equation is made possible by Fira’s development work in industrial construction,” says Topi Laine, Director of residential construction at Fira.

In Postinkulku, Fira’s industrial construction models will be utilized more extensively, improving throughput without compromising quality. The goal, as usual, is zero-defect delivery. The building’s frame will be constructed using Fira’s developed frame factory model, which speeds up the construction of the frame by about 20 % compared to the traditional model. The indoor factory phase will also include building services. Additionally, the project will use Modules for building services and bathroom modules.

Premico Residential Fund III is committed to the carbon neutrality of its residential properties concerning operational energy use and to reducing the carbon footprint during the construction phase. All the fund’s projects will have energy efficiency class A, BREEAM, or LEED certification and will comply with the EU taxonomy criteria for new construction. Premico’s development organization will act as the construction consultant for all projects.
