We develop and manage funds that invest in residential properties. As a registered alternative investment fund manager supervised by the Finnish Financial Supervisory Authority, we offer our clients the opportunity to invest in real estate funds operating with various investment strategies.

Our services cover the creation and implementation of the real estate fund’s investment strategy, including the search, evaluation, and acquisition of properties in line with the strategy, management and administration of the fund’s owned properties, securing financing, enhancing the value of real estate assets, and ultimately exiting the investments.

We specialize exclusively in residential investments and offer our investors access to closed-end private equity funds focused on rental apartments in Finland, operating with different investment strategies. Our goal is to provide investors with competitive returns and the opportunity to promote sustainability in the Finnish housing market, leveraging our strong expertise and local market knowledge.

Our group companies, Premico Pääomarahastot Ltd and Premico Asuntorahaston hallinnointiyhtiö Ltd, operate as registered alternative investment fund managers supervised by the Finnish Financial Supervisory Authority. Currently, they manage two active real estate funds. Additionally, we act as an investment advisor to a real estate fund investing in the Finnish housing market, managed by IQ EQ Fund Management S.A.

Active Real Estate Funds

  • Premico Residential Fund I

    Premico Residential Fund I is Finland’s first real estate fund that has invested in affordable rental housing development utilising the state’s short-term interest subsidy. Between 2017 and 2020, the fund developed nearly 1,000 new affordable rental apartments, mainly in the Helsinki metropolitan area and surrounding municipalities. Premico acts as the alternative investment fund manager for the fund.

  • Premico Residential Fund II

    Premico Residential Fund II is a sister fund to Premico Residential Fund I and has developed nearly 500 affordable rental apartments in the Helsinki metropolitan area and surrounding municipalities. Premico acts as the alternative investment fund manager for the fund.

  • Premico Residential Fund III

    Premico Residential Fund III SCA SICAV-RAIF aims to develop energy-efficient and carbon-neutral rental apartment buildings. The carbon footprint is minimized already during the construction phase, and all properties aim for the highest possible energy efficiency class (A-level). The properties will also seek internationally recognized BREEAM or LEED certification and meet the strict requirements of the EU taxonomy for new construction. IQ EQ Fund Management S.A. acts as the alternative investment fund manager for the fund, and Premico serves as the fund’s advisor.
