Premico is a Finnish real estate investment management company specialising in residential assets, with roots reaching back over six decades. Our story is one of growth — from a family business to a modern, responsible, and internationally oriented company — and above all, about the people who have seen things differently and believed in continuous improvement.
1963 – It all begins in Turku
In 1963, Pertti Vaula founded Turun Asuntovuokratoimisto, Pertti Vaula. In its early years, the company focused on renting apartments in the Turku region.

1995 – Generational change and new growth
In 1995, Pertti’s son, Janne Vaula, took over as CEO. Under his leadership, the family business entered a new growth phase and began exploring opportunities in the evolving housing market. It was the start of a journey towards broader and more professional operations.

2009 – The birth of Asuntoverstas
In 2009, the Vaula family’s company merged with that of Samuel Tuomola, forming Asuntoverstas Yhtiöt Oy. The new company combined a broader range of expertise, experience, and a shared ambition to develop the Finnish housing market.

Collaboration with a Finnish asset management company brought private equity know-how, and the first residential funds were established that same year. By 2014, six funds were in operation, and the company opened its first Helsinki office on Runeberginkatu.
2016 – From Asuntoverstas to Premico
In 2016, Asuntoverstas acquired Real Case Oy’s construction management business, further strengthening its development and project management capabilities. That same year, the company was fully renewed – a new name and a new phase were born: Premico.

In 2016, Premico and Auratum jointly established Finland’s first private equity fund focused on housing built with short-term interest subsidy loans. In 2019, a sister fund was launched – the first to be founded entirely by Premico’s in-house team.
2020–2022 – A pioneer in responsibility and quality
In 2021, Premico moved to The First property on Aleksanterinkatu in central Helsinki, and later that year, Jyrki Kaskinen was appointed CEO of Premico Group Oy.
In 2022, Premico Residential Fund III was established – a residential fund developing rental apartment buildings that are carbon-neutral in use – reinforcing Premico’s position as a forerunner in sustainable living.
2022–2023 – New leadership and a shared mission
In 2022, a residential building developed under a Premico-managed fund became the first in Finland to receive a BREEAM environmental certificate at the design stage. That same year, Sami Kiehelä was appointed CEO – Premico’s first CEO from outside the owner group. Under his leadership, the company’s mission was clarified: “Better life for people and the environment.”
2024–2025 – Focusing on core expertise
In June 2024, Premico published its new strategy.
In 2025, the company released its first-ever sustainability report and sold its construction management business to focus solely on residential real estate investment management. Premico’s goal is to be the preferred partner for institutional investors in the Finnish residential market.
Today and tomorrow
Premico’s strength has always been in its people – in community, deep housing market expertise, a collaborative spirit, and a shared desire to grow together.
Today, Premico is an investment organisation that manages and develops Finnish residential assets on behalf of professional investors.
