Premico the transformation of a prestigious Etu-Töölö property into high-quality rental apartments

The Jugend-style building in Etu-Töölö, completed in 1914, changed ownership in 2021, after which its intended use was modified – the former apartment hotel’s 43 rooms were converted into 37 high-quality rental apartments.

In this demanding renovation project:

  • apartment layouts were modified to improve lettability
  • the former hotel reception area was converted into a commercial unit
  • tenant alterations were carried out in a large commercial space
  • the lifts were refurbished and one lift was fully replaced
  • all surfaces, bathrooms and kitchens in the apartments were renewed
  • building services were partially renewed and modernised

Premico carried out a technical condition assessment of the property and, based on that, prepared a project plan and investment budget prior to the acquisition by a fund managed by Morgan Stanley.
