The new era of property investment
Premico is the pioneer of property investment funds in Finland. In 2009, together with our partner we launched the first Finnish residential property investment fund aimed at the larger market. For the first time, investors in the fund could take advantage of benefits of scale – which were previously only available to large institutional investors. To date, we’ve been involved in eight different housing and property investment fund projects.

Market knowledge combined with our strong local presence help us identify the right properties in which to invest – and to move fast. We build and develop our properties ourselves, so that the end result is a solid investment with stable returns.

ACTIVE FUNDS

AURATUM ASUNTORAHASTO
KY

(Joint Venture, 2015)
The construction of 1,500–1,600 interest-subsidized rental units by 2019, mainly in the Helsinki region. Rent-controlled with income limits for renters. Investment capacity approximately €300M. An ethical property investment fund, with an investment period of around 15 years. Investors include mutual pension insurance companies, trade unions, universities and private trusts.

Premico’s role in the project: creating an investment strategy, acquiring capital together with Auratum, fund management together with Auratum, property acquisition, funding negotiations, construction, lease management, reporting to authorities.

Auratum’s role in the project: acquiring capital together with Premico, fund management together with Premico, reporting to investors and to the Finnish Financial Supervisory Authority, managing fund cash flow.
TAALERIN ASUNTORAHASTOT
II JA IV KY

(Joint Venture, 2010)
Completed construction of 91 rental units and one small commercial property development in Rauma and Pori. A tailored fund solution for local investors. Two properties comprising 5,430 m². Target return IRR 9%.

TAALERIN ASUNTORAHASTO 
VI KY

(Joint Venture, 2012)
Identification and acquisition of development sites, property development and  construction of approximately 450 rental units in the Helsinki area. The fund is currently closed. Investment capacity approx. €100M. Target return IRR 9%.

TAALERITEHTAAN KIINTEISTÖKEHITYS-
RAHASTO I KY
(Joint Venture, 2015)
The fund aims to acquire development sites as well as plan and construct properties on those sites. Aims to acquire redevelopment properties and gain value through property improvement. Also has the option of purchasing shares in cooperation projects. Uses the RS system and sells finished units directly to consumers. The fund is currently closed. Investment capacity approx. €300M. Target return IRR 14%.

We develop entirely new kinds of earning models and help our partners clarify existing investment ideas. In our projects, we are either expert consultants, profit-sharing partner, or a co-investor.
